Home Inspection Checklist for Buyers

What to Check for when Buying a Home

When looking around for your new home, a general home inspection can only go so far. You might need a few more things checked out before you sign the dotted line, here are 7 things you should check out with a professional before buying a home.

Structural Engineering

Are there any cracks in the ceiling or walls, are the doors sturdy and secure. If you find a problem with a homes structure this could be a foundation issue, which is a potential deal breaker.

Pest Inspection

If you find soft wood, wood shavings, or hear sounds in the walls, this could mean pests have made their home in your potential home. These pets can cause serious damage to your homes foundation, and hiring a cleaning service to eliminate the unwanted guests can get costly.

Landscape Expert

Does your yard slope towards your house? Poor drainage can cause water damage and flooding. These issues may become expensive as you will not only have to take care of whatever damage the water has made, but you will most likely have to re-level your yard.

Septic System Inspector

Is the ground of the home soft or wet? If you notice a non-solid ground while walking across your potential homes lawn, this could mean the homes septic system is cracked or failing. Fixing this system is expensive and messy, something you’ll want to avoid.

Toxic Substance Inspector

Is it an older home? Asbestos, lead, mold, or radon could be lurking around your potential new home. Each potential toxin requires it’s own specialist, which can get pricey.

Geo-technical Inspector

Is the home on a hill, is it located in an earthquake or flood zone? The house’s foundation, retaining walls, and other structures could be damaged, if they aren’t yet they are still at risk.

Arborist

Is the home surrounded by large trees? Tree roots and canopies can cause damage to the roof of your potential new home, driveway, and foundation.
